NEVER Pay Advance Token Without a Physical Visit
If an owner or caretaker asks you to transfer money via UPI 'to hold the room' before you have physically visited and inspected it, STOP immediately. Never pay without seeing the room.
Beware of Army/Defence Officer Impersonation Scams
Fraudsters sometimes impersonate defence officers transferred out of city, asking for transport or token advances. Genuine hosts will always meet you at the property.
Never Scan a QR Code to 'Receive' Money
In UPI (Google Pay, PhonePe, Paytm), entering your PIN or scanning a QR code is ONLY required to send money, never to receive a deposit refund.
Verify Landlord or Caretaker Identity on Ground
When visiting the room, politely ask to see an electricity bill or maintenance receipt to confirm you are dealing with the genuine property owner or authorized caretaker.
Insist on a Written Agreement
Always execute a formal written rental agreement detailing monthly rent, security deposit amount, and notice period.
2. Safe Property Visiting Guidelines
Schedule room inspections during daylight hours, inform a friend, and inspect basic utilities like water and electricity.
When you unlock a contact and visit a property, keep these practical safety tips in mind:
Visit During Daylight Hours
Whenever possible, schedule your first room visit during the day to check natural lighting, neighborhood safety, and street acoustics.
Inform a Friend or Family Member
Before entering an unfamiliar property, let a trusted friend or family member know where you are going.
Check Water & Basic Utilities
Check tap water pressure, bathroom fittings, and whether electricity is billed at standard rates.
Check Mobile Network Reception
Verify that your mobile signal works inside the room, especially in ground-floor accommodations.
3. Host (Owner & Caretaker) Safety & Tenant Verification
Hosts should request photo ID copies and follow local tenant verification rules.
We encourage property owners and authorized caretakers to follow standard tenant onboarding protocols:
- Tenant Verification:Always obtain a self-attested copy of the tenant's government photo ID (such as Aadhaar or PAN card).
- Clear House Rules: Clearly explain house policies regarding visitors, notice periods, and rent due dates before signing the lease.
4. Reporting Suspicious Listings
If you encounter a broker demanding commission or a fake ad, report it immediately from your dashboard.
