1. Information Aggregator Status
RoomLock.in is a technology intermediary under the IT Act, 2000. We connect room seekers with listing contacts and are not a party to bilateral rental agreements.
The website and mobile interfaces of RoomLock.in are operated strictly as an online housing information aggregator and intermediary under Section 79 of the Information Technology Act, 2000.
RoomLock.in is an online platform that helps users discover rental rooms and connect with listing contacts. For listings submitted by third parties, RoomLock acts as a technology platform facilitating communication between users and listing contacts.
2. What 'Verified Listing' Actually Means
When you see a 'Verified' badge on RoomLock.in, it means our team has reviewed the listing for authenticity and community guidelines.
To keep our platform clean and trustworthy, our team checks listings before they go live:
Manual Quality Checks
Our team reviews listing photos and descriptions to remove broker spam and duplicate stock images.
Community Fraud Monitoring
Listings reported by users as unreachable or already occupied are immediately investigated and removed.
3. What We Do NOT Verify (Your On-Ground Inspection Duty)
We do not physically inspect room plumbing, electrical wiring, neighborhood noise, or verbal promises made by landlords. You must inspect the room in person.
While our team verification removes broker spam, RoomLock.in does NOT conduct physical on-ground inspections of every listed room. Therefore, we do not warrant or endorse:
Physical Room Condition & Photo Variations: Plumbing, electrical wiring, dampness, or minor differences in room photos because of photo quality, lighting, or mobile camera resolution cannot be claimed for refund.
Price & Detail Variations Negotiated During Visit: Minor rent variations or discounts negotiated between you and the host during your visit cannot be claimed for a refund. However, in cases of severe "Bait and Switch" (e.g., the landlord demands significantly higher rent than listed or shows a completely different, inferior property), you are fully protected and eligible to claim a 100% refund in accordance with our Refund Policy.
Neighborhood & Noise Levels: Street traffic acoustics, locality safety at night, or parking availability.
Landlord Title Documents: Municipal property tax compliance or landlord ownership title deeds.
Verbal Landlord / Caretaker Promises: Oral agreements regarding security deposit refunds, notice periods, or visitor rules.
4. Warning Against Advance Token Payments
Never pay any advance token amount before physically inspecting the room and meeting the owner or caretaker in person.
Strict Advance Token Warning
Never transfer any token advance (e.g., ₹500 to ₹2,000) via UPI to anyone *before* physically visiting the property and meeting the owner or caretaker face-to-face. RoomLock.in bears zero financial liability for money transferred by you directly to third parties.
