These Terms of Service ("Terms") constitute a legally binding electronic record under the Information Technology Act, 2000.
By accessing, browsing, unlocking contacts, or listing properties, you acknowledge that you have read and agreed to be bound by these Terms, our Privacy Policy, Refund Policy, Fair Usage Policy, Legal Disclaimer, and Trust & Safety Guidelines.
Modifications: We reserve the right to update or change these Terms at any time without direct notice. Your continued use of the platform following any changes constitutes acceptance of those changes.
2. Legal Nature of Service & RERA Clarification
RoomLock.in is an online information aggregator and intermediary under Section 79 of the IT Act. We are NOT real estate brokers, agents, or landlords under RERA.
RoomLock.in operates strictly as an electronic information aggregator and technology intermediary under Section 2(w) read with Section 79 of the Information Technology Act, 2000.
RERA (Real Estate Regulation & Development Act, 2016) Scope
RoomLock.in does NOT act as a real estate agent, broker, property manager, or lessor under RERA. We do not negotiate leases, collect rent, or hold security deposits on behalf of landlords.
All rental agreements, security deposits, house rules, and rent payments are strictly bilateral agreements between the prospective tenant ("User") and the property owner or authorized caretaker ("Host").
3. Zero-Brokerage & ₹199 Contact Unlock Fee
We never charge percentage commission or monthly brokerage. Our only charge is a flat, one-time ₹199 fee to unlock verified owner or caretaker contact details.
RoomLock.in was built to help room seekers avoid paying a full month of rent as non-refundable brokerage commission. Our pricing model is simple and transparent:
- Zero Brokerage Guarantee: RoomLock.in does not charge any percentage-based commission, half-month rent, or one-month brokerage fee upon renting a house.
- The ₹199 Contact Unlock Fee: To sustain our team verification checks and direct host WhatsApp connectivity, we charge a flat one-time service fee of ₹199 (inclusive of applicable taxes) per listing unlock.
- No Hidden Charges: Once an owner or caretaker contact is unlocked, you can communicate, visit, and rent the property with zero additional fees payable to RoomLock.in.
4. Tenant (User) Responsibilities & On-Ground Inspection
You must physically visit and inspect the room before paying any token advance or deposit to a host. Never transfer money without verifying property ownership or caretaker authority.
As a prospective tenant using RoomLock.in, you agree to observe the following safety rules:

5. Property Owner or Caretaker (Host) Obligations
Hosts must post genuine photos, accurate rent prices, and update occupancy statuses immediately.

- Strict Accuracy of Listings: All uploaded photos, monthly rent figures, and amenity descriptions must be 100% genuine and current. Uploading misleading photos or clickbait pricing to attract tenants is strictly prohibited.
- Timely Occupancy Updates:When a room is rented out, the Host must immediately mark the listing as "Occupied" on their dashboard to prevent further user unlocks.
6. Limitation of Liability & Safe Harbor
RoomLock.in is protected under Section 79 of the IT Act. We are not liable for disputes arising between tenants and landlords or caretakers.
In accordance with Section 79 of the Information Technology Act, 2000, RoomLock.in acts purely as an intermediary providing access to a communication system over which information is made available by third parties.
